The lowest shelf price is not always the cheapest fitted decision

Water resistance, underlay, prep and long-term durability often matter more than the initial product cost difference.

Laminate and Luxury Vinyl Tile (LVT) are the two most popular hard-floor options for UK homeowners doing up their properties. Both are available in a wide range of styles that convincingly mimic real wood or stone, and both are relatively fast to install compared with traditional flooring. But the two materials handle very differently in practice, and the right choice depends heavily on which rooms you're fitting.

The core difference

Laminate is a fibreboard core with a printed decorative layer on top and a protective wear layer. LVT is a fully synthetic product — typically multiple layers of vinyl with a high-resolution print and a tough urethane topcoat. LVT is fully waterproof; standard laminate is not, which is why the two products end up in different rooms in most UK homes.

Choose laminate if…

  • You want the lowest upfront cost for dry rooms — bedrooms, living rooms and home offices are ideal.
  • You are fitting a rental property where cost control matters more than premium finishes.
  • You like a quick click-fit installation with straightforward board replacement if damage occurs.
  • You want a wide range of wood-tone and stone-look styles at competitive prices.

Choose LVT if…

  • You need full moisture resistance — kitchens, utility rooms, bathrooms and hallways are natural fits.
  • You have children, pets or heavy daily foot traffic and need a floor that copes better with impacts and scratches.
  • You prefer the softer, quieter feel of a floor that is more forgiving underfoot.
  • You want a floor that can be glued down or clicked together with fewer expansion gaps, making it suitable for larger rooms without transitions.

Cost context

Both products span a wide price range. At the lower end, budget laminate (around £20–£30 per m² fitted) will be adequate for low-traffic rooms but won't hold up well in demanding spaces. At the upper end, premium LVT (£80–£110 per m² fitted) will outperform most other floor types for durability and water resistance. The right choice is the one that matches the room's demands at a price that makes sense for the overall project budget. Use our Flooring Cost Calculator to build out a full estimate for your property.
