Start with the project, not a whole-house guess

Use a dedicated calculator when the project is defined, because its quantity, scope questions, cost drivers and quote checklist are tailored to that trade. The combined estimator is useful for early comparisons across several possible projects. Record each project separately so removal, permits and contingency are not accidentally counted twice.

Existing UK calculators

Kitchen, bathroom, loft, extension and flooring pages retain detailed UK-specific scopes and terminology. They remain useful where the work and property are in the United Kingdom.

Country-aware calculators

The twelve newer tools switch their baseline, currency, quantity label and country guidance together. They never display a converted amount from the other country.

Location precision

State and UK-region factors are broad budgeting adjustments. A city selection records the intended market but does not represent a city-specific contractor-price survey.

Use both ends of the estimate

The low value is not a target quote and the high value is not a guaranteed maximum. Site access, hidden defects, structural work, taxes, local approvals, product lead times and contractor workload can move a real quotation outside the range. Define the same measured scope for at least three qualified contractors and compare exclusions, payment terms and warranties as carefully as the total.

3. Protect Your Budget with Contingency

Always ring-fence a 10% to 15% contingency for internal works and 15% to 20% for groundwork, roofing, or extensions where concealed drainage, asbestos, or structural defects may only emerge after demolition.
